FOUNDATION:
Typical crawl spaces are constructed of 8” x 16” double cell foundation masonry block sitting on an 18” wide, rebar lined, concrete footing. The block below grade are asphalt coated on the exterior to shed moisture & the remaining block are coated with a Buff Knock-Down Stucco for aesthetics.

FLOOR SYSTEM:

Our standard floor system calls for 2’ engineered trusses & load piers where needed. After that, sheathing is installed. Floor sheathing is 3/4" tongue and grooved, warrantied Gold Board [by the makers of Advantech] glued and nailed to the floor structure. 

FRAMING:
All Pard Ventre, LLC homes are built on site, stick by stick, nail by nail, resulting in a tighter project than modular builds; All floor and applicable roof systems, are specifically engineered and sized to meet or exceed the Southeast Building Code. Our standard exterior wall studs are 6” wide, while interior walls are sized at 4” and spaced on 16" centers. Ceiling heights range from 8' to 10' and vaulted and/or trey ceilings are also selectable items.


ROOFING:
Roof sheathing also consists of the  ZIPSystem® [⅝” thick] and 14”-16" boxed-in roof overhangs for superior water protection. Asphalt shingles are a 30+ year architectural grade. Optional metal roofs are available. Continuous ridge vents are incorporated. This, along with soffit venting, reduces attic heat and allows shingles to last longer.

EXTERIOR DOORS & WINDOWS:
Typically entry door and other exterior swing doors are insulated, half-lite steel. Windows are beige, maintenance-free vinyl with Low E glass and single-tilt sash for easy cleaning, with interior grills [or no grills]. Paintable & stainable fiberglass and/or wood entries are an allowable upgrade.

SIDING & EXTERIOR TRIM:
Nichiha cement lap siding comes pre-primed [7+” coverage]. Textured Smart-Trim is as follows: 4" outside corners; smooth 2" brickmould door trim; 6" fascia boards. Porch posts are 6x6" treated lumber. Porch and deck railings are 2" PT pickets [or metal balusters when requested] capped with 5/4” handrail. Porch and deck floors are also 5/4” treated pine. Optional brick, stone, shake or board and batten siding is available. Nichiha siding eliminates most maintenance & typically provides a reduction in insurance premiums when compared to wood siding.

INSULATION:

Blown cellulose in flat ceilings with "R" factor of R30+; 5 1/2" of wall insulation with a R factor of R19+; Floor insulation with R factor of R30+. Cathedral ceilings accommodate a high-density batt with an R value of 38. To reduce air infiltration wall sole plates, exterior wall corners, framing tees, door jambs, window jambs, and mechanical holes are caulked and/or insulated & exterior seams are taped.

PLUMBING:
Plan specific by owner, but complete with water/septic applications. Master shower is tile [or comparable product] w/ fiberglass showers in guest baths. Toilets are low-flow elongated porcelain. Water heaters are 40 gal+ and electric. (optional gas HW heater tank or tankless HW heaters available). Plumbing faucets to be selected / procured by-owner.

ELECTRICAL:
Plan specific by owner, but complete per plans with 200 AMP circuit breaker service for main structure. Includes smoke / carbon detector(s) and standard outlets per code. Electrical fixtures to be selected / procured by-owner.

INTERIOR WALLS & CEILINGS:
1/2" drywall glued and nailed. Ceilings & walls will have a textured finish unless otherwise requested. Cathedral ceilings may be covered with tongue-grooved 8” pine boards where requested.

HEAT & AIR:
Minimum 13+ SEER [or 14] high efficiency, energy saving heat pump with central air conditioning. Includes programmable thermostats [WIFI upgradable] and mastic sealed ductwork. Optional gas heat & advanced SEERs available.

CABINETS & VANITIES:
Custom built, all wood, furniture quality kitchen and bath cabinetry with the following features:

Door styles range from shaker, raised, beaded, et al, etc.
Tilt drawer(s) at kitchen sinks
Your choice of the following woods: Alder; Maple; Oak; Hickory; Cherry - Painted or Glazed finishings are optional
Door knobs and drawer cup pulls are selectable

Custom options are available: glass doors; roll out shelves; appliance boxes; microwave shelves; beaded or paneled wood refrigerator, oven, pantry or cabinet ends; stemware racks; plate racks; baking pan dividers; wine racks; spice drawers; lazy susans, etc

COUNTERTOPS:
Common granite 3cm solid surface is standard in kitchen w/ a wide range of colors
Cultured Marble or Granitex are options w/ a wide range of colors in baths & laundry areas
Cultured sink options are sized at 17”+/- & rectangular or round [undermounts are available]

INTERIOR DOORS & TRIM:
Common paint grade masonite door styles; Cheyenne Arch Top; 6 panel; 5 panel horizontal
1x4" stained pine casing on windows, doors and floors [paint grade is also an option]
Interior door knob finish options include oil-rubbed bronze, nickel, brass, antique brass 

Additional accent hardware by-owner


EXTERIOR & INTERIOR PAINT:

Two coats of quality interior paint, soft in color & solid color exterior paint for shell; decks to be water sealed natural in color.


FLOOR COVERINGS

Standard features includes 3” or 5” engineered hardwood for kitchen, great room, hall, and laundry. Tile in baths  & Frieze carpet in beds w/ 6lb pad [upgradable to 8lb].


GUTTERS

On-site seamless 5” aluminum, low-maintenance gutters with baked on enamel finish.
